    • Lu Hi had expansion needs. With an ongoing relationship, to achieve their master plan each project with it's own specific challenges and demands.  
    • Working closely with school management, Architect and Engineers to develop design, workable plans, budget and schedule was a major key to continued project success.
    • School and site safety were paramount, especially when working on an occupied campus. 
    • The 1st phase consisting of new classrooms, library, laboratories, administration offices, parking lot expansion, and street work  had strict site constraints, start and finish deadlines. 
    • The 2nd phase was to add a new all weather synthetic football/soccer with track.  In addition to being one of first artificial fields in Southern California, it required extensive earthwork, coordination with neighbors along with the compressed summer break schedule.
    • The 3rd phase was a free standing tilt-up "field house". The 1,800 seat gym is on top floor with the lower level home to a 3,400 square foot weight room, a wrestling room, a team room, offices, conference and training rooms. Excavation, shoring, heavy equipment, materials and personnel were all safely moved on and off campus with minimal disruption to school activities. 
    • The 4th phase was converting the existing gymnasium, located in the center of the classroom building into a 715 "state-of-the-art" seat performing arts center with classes in session required precise planning, communication and execution.   

    Managed all phases of the construction from preliminary budgeting to client occupancy.

    ABC SoCal training center

      institutional

      • ABC SoCal needed a construction management partner to understand who ABC is and take full ownership to build their "state of the art" training facility, a once in life time opportunity.
      • During the due diligence process ABC's needs were clearly identified and the original site was deemed as not meeting the  needs and was abandoned.   A new site was selected providing for ABC's current and future needs.
      • The new site was placed in escrow pending approval of the conditional use permit (CUP)from the city.
      • After the CUP was approved the property was purchased, plans drawn, approved by the city, and contractors selected.
      • Construction commenced managing through severe material and labor shortages.
      • Bringing ABC's vision to life with honestly, respect and integrity.

        Ridgeview TRANSITIONAL REHABILITATION

          Ground up Skilled Nursing Facility

            

          • Developed hillside parcel of undeveloped land to 44-unit, 30,000 square foot, multi-story, State Licensed Skilled Nursing Transitional Rehabilitation Facility.
          • Training room for staff education  

          Responsible for all phases of the project from site selection through building occupancy and state licensing.

          •  Hire & Manage: Consultants, Design Team, Contractors, FF&E, and Emergency backup systems with generator.

           Project challenges conquered

          • Extremely tight hillside site requiring special coordination.
          • 50’ retaining walls were engineering challenge.
          • Basement kitchen, laundry and mechanical.
          • Elevator and dumb waiter.
          • Manage through Covid – 19 without being able to visit site, with creative uses of technology and teamwork.

          Parkview estates

            assisted living and memory care

            • Developed 3.5 Acre parcel of undeveloped land to 144-unit, 104,000 square foot, multi-story, State Licensed Assisted Living and Memory Care community.    

            Responsible for all phases of the project from site evaluation budgets through final city approvals and state licensing.

            • Hire & Manage: Consultants, Design Team, Contractors,   

            Project challenges Conquered

            • With HUD financing there is extensive reporting, design criteria, Davis Bacon wage requirements and close out audit. 
            • City approval for use as an Assisted Living and Memory Care Community.
            • Land locked project with only access through Fountain Valley Community Hospital Campus.
            • So Cal Gas Co. did not have the rights to service the building. Causing over 2 years of negotiations with neighbors, City and Gas Co. to get the gas service for the building.
            • Value Engineered the project to a 20% savings from original budgets. 
            • Project was under way when COVID-19 hit. We worked as a team to keep the project safe and productive by implementing strict safety protocols.
            • Emergency backup system with generator.

              Senior Living renovation

               

              • Renovation of 200 units of occupied Independent Living (IL) Community.
              • Converted 100 units of IL to State Licensed Assisted Living and Memory Care.
